Land opportunities

A fresh perspective.
Your land’s potential.

Land, buildings and underused sites can hold possibilities that are not obvious at first glance. We help you explore them and agree a practical route forward.

Recognising opportunity

Could there be more
to your land?

We source land and property opportunities where a suitable development proposal or change of use may create value.

We begin with the site, its surroundings and your objectives. Location, access, ownership, existing use and planning constraints all help shape whether an opportunity is worth pursuing.

We welcome conversations with landowners and agents, whether the starting point is open land, an existing property or a building ready for a different use.

Our approach

From an introduction
to a considered proposal.

01 / EXPLORE

Understand the opportunity

We discuss the location, ownership position and what you want to achieve. An initial review helps establish whether there is a basis for further investigation.

02 / AGREE

Secure a route forward

For suitable sites, we seek to agree an option arrangement with the landowner. The terms, timeframe and responsibilities are discussed before any commitment.

03 / COORDINATE

Develop the planning case

We bring together specialist planning expertise to assess the site, develop a proposal and guide the planning process, with the aim of unlocking value.

Each site is considered on its own merits. Planning permission and any increase in value depend on the site and the planning decision.

Your questions

Before we begin.

Do I need planning permission before speaking to you?

No. The first conversation is about the site and its potential. If there is a suitable opportunity, planning assessment forms part of the work that follows.

What is an option agreement?

An option gives a prospective buyer the right to buy land within an agreed period on agreed terms. The terms depend on the opportunity and should be reviewed with your own solicitor before signing.

What is planning uplift?

Planning uplift is an increase in a site’s value associated with obtaining planning permission. The potential uplift and how a transaction works depend on the site, the permission and the agreement.

What information should I send?

A location or postcode, a brief description and your connection to the land are a useful starting point. We can discuss maps and site boundaries as the conversation develops.
